Glass, salt and the southeaster: the Big Bay window field guide

We wrote down everything we know about shading a Big Bay house — what the Cape sun does to each elevation by season, why the southeaster and salt air change the specification, and which blind suits which room, honest trade-offs and all.

Read it first, then carry what you learn straight into a two-minute ballpark or a free expert measure — nothing to retype.

Inside the build

Built for the glass, not just the window

Big Bay's new-builds are defined by their glazing. Stacking doors, corner windows and double-volume walls turn a lounge into a viewing deck over the bay — which means the blind spec starts with the size and orientation of the glass, not a generic room list.

Wide spans get motorised or linked systems rather than a wall of individual chains. West-facing rooms get sunscreen fabric that holds the sunset instead of blacking it out. And anything within reach of the open air — a stacking door, a covered patio, an outdoor shower — gets hardware chosen for salt, not just style.

“On this stretch, the wind decides what stays up outside — so we specify for the south-easter first, and the view second.” What we tell every Big Bay client

It's the same reasoning behind why so many Big Bay homes end up on motorised control: with glass this size, a hand-chain isn't really an option, and a wind sensor on anything exterior isn't a luxury — it's what keeps the awning or the screen attached the morning after a proper south-easter.

Finished properly

The hardware is chosen for this coast, not just this room

Powder-coated aluminium, sealed cassettes and stainless or coated fixings on anything within reach of the salt air — fitted as standard, not offered as an upgrade. Even marine-spec hardware appreciates an occasional fresh-water rinse this close to the water, and we'll say so plainly at the measure, not after the first winter.

Local knowledge

Big Bay's light and wind don't behave like anywhere else in Cape Town

Big Bay sits open to the full sweep of Table Bay — the same exposure that makes it one of the most reliable kitesurfing coastlines in the world, and the same salt-laden south-easter that goes to work on cheap hardware within a season or two. New-build homes here are built around the view: full-height glazing facing the water and Table Mountain beyond, open-plan rooms that lose their privacy the moment the sun goes down, and stacking doors that need proper specification, not a standard bracket.

  • Exterior shading gets wind-rated hardware and, wherever it's exposed, a sensor that retracts it before the south-easter takes over
  • Salt air off the bay corrodes cheap brackets fast — powder-coated aluminium and sealed components are the standard spec, not an add-on
  • Full-height new-build glass usually means motorisation isn't an upsell — it's the only practical way to operate a wall that size
  • West- and north-facing rooms get sunscreen fabric that holds the sunset view instead of blacking it out

Questions

Before you enquire

Do you cover Big Bay and the surrounding Blouberg coast?

Yes — Big Bay is our home ground, and we measure and fit across Bloubergstrand, Sunset Beach, Melkbosstrand and Sunningdale too. If you're just outside those, ask on the enquiry form and we'll confirm.

Will exterior shading actually survive the wind here?

Only within its rated wind limits, and only reliably if it retracts before a gust hits. That's why we specify motor-plus-wind-sensor on most exterior products in Big Bay — it retracts automatically rather than relying on someone being home to do it.

What about salt air corroding the hardware?

We specify powder-coated aluminium, sealed cassettes and stainless or coated fixings as standard on anything exposed outside — and we're upfront that even marine-spec hardware likes an occasional fresh-water rinse this close to the water.

Can you shade full-height glass without losing the view?

Generally yes. Low-openness sunscreen fabric cuts glare and UV while keeping the view through in daylight — the trade-off is reduced privacy after dark, which is why we often pair it with a second blockout roller on bedrooms and any room facing the street.

What about child safety with cords and chains?

Every corded or chained blind is fitted with a tensioner as standard. For nurseries and kids' rooms we generally recommend wand-tilt, cordless or motorised options — ask your consultant and it'll be built into the quote.

How long from measure to fitting?

It depends on the products and fabrics chosen, since everything is made to order. Your written quotation states the lead time for your specific order, so there are no vague promises up front.
